If you are thinking of selling your property, then the first thing we need to do is discuss the figures. We can do this by visiting you at your home, talking over the phone or by email. The most accurate and beneficial way is for us to see your house in person.

During our conversation, we will give you a guideline price of what we expect your property to sell for, a marketing price and outline any costs involved. We will also lay out a marketing plan designed to maximise your property’s potential and sale price. We treat each property and owner on an individual basis and we have a range of marketing tools and packages to allow for every situation. Working this way, rather than being rigid, enhances the chance of a successful sale. We will then leave you with all of the information so you can think it through.

We work in a flexible and friendly way, allowing you to stay in control. This means you will not be tied-in for an initial period like with other agents, and if you do not manage to find an onward property, you can withdraw until you do decide to move. If for some reason you wish to switch agents, you can give us just 14 days’ notice. Nobody else offers this level of guaranteed security.

If you are happy with the figures and wish to go ahead, we’ll arrange for the photographs, room measurements and floorplans to be created. This usually takes 45 minutes to an hour depending on the size and layout of your property. We will then email you a PDF proof of the brochure we propose. You’ll be asked to check over everything and let us know if you are happy. We offer unlimited changes until you are happy with the look and feel of it. Once this is done, we are ready to go live!

From here, we will match your property out to our database and feature your advert on all the major property websites including; Rightmove, Zoopla, On the Market & Prime Location. Very few other agents offer this level of exposure.

 

We book in viewings at your convenience and will carry them out on your behalf 7 days a week. We aim to get all viewing feedback to you within 24 hours.

Your property listing will be monitored, and its performance checked. We may make small alterations to the advert to increase its effectiveness. Feedback will also be reviewed to check for patterns and to see if any objections voiced by potential buyers can be overcome. If needed, we will re-take exterior photos to keep your advert fresh. We will continue to make alterations until your property is sold, as the most common cause of failure is letting a property go stale.
