Once you know your budget and have your Agreement in Principle, it’s time to start viewing potential new homes. Decide on your priorities and preferences for your new property, including location, property type, number of bedrooms, and maximum budget.
We’ll enter your preferences into our system, ensuring you receive the latest property alerts via text, email, or phone. Our team will then arrange and accompany you on viewings, showing you as many properties as needed until you find the right one to make an offer on.

Once you’ve found a property you’re happy with, you’ll need to submit an official offer through one of our sales negotiators. Simply call us to put your offer forward.
While negotiating is expected, it’s important to make a realistic offer to avoid discouraging the seller. Our team can guide you through this process to help you agree on an offer that works for all parties.

After your offer is accepted, you’ll need a solicitor or conveyancer to handle the legal side of your purchase. They will manage contracts, conduct property searches, and liaise with the seller’s solicitor to ensure the transaction runs smoothly.
If you don’t already have a solicitor, we can recommend trusted professionals who specialise in local property transactions.

With your offer accepted, it’s important to apply for your mortgage as soon as possible to keep things moving. The process of applying for a mortgage usually takes around an hour, during which you’ll need to provide proof of income and identification.
Our Independent Mortgage Advisers can handle the application at our office or visit you at home. Acting quickly helps prevent delays and keeps your property purchase on track.

Once your purchase is underway, our sales progression team will manage the process for you. They will liaise with solicitors, mortgage lenders, and the seller’s agent, ensuring everything stays on track. We’ll provide regular updates and handle any issues that arise, keeping you informed at every stage until completion.

Once your mortgage application is approved, your lender will arrange a survey to assess the property’s condition and value. They will contact us to schedule the inspection, and if everything is in order, your formal mortgage offer should follow soon after.
If you require a more detailed Home Buyer’s Report, we can help arrange this for you to give you extra peace of mind before proceeding.

Your formal mortgage offer will be issued once the survey is complete and approved. This will be sent to you and your solicitor to confirm the loan amount and terms. You’re now one step closer to completing your purchase.

Once the solicitors have reviewed and approved all necessary documents, both the buyer and seller will receive contracts to sign in preparation for exchange. This is a key step before legally committing to the purchase.

Once all parties in the chain have signed and solicitors have completed their checks, the formal exchange of contracts takes place. At this stage, a completion date is agreed, and the sale becomes legally binding.

Completion day is when ownership of the property officially transfers, and all parties in the chain move. Keys are only released once the seller’s solicitor confirms receipt of the transferred funds, usually around midday. If we hold the keys, we can only hand them over once we receive formal confirmation that the transaction has completed.
